National Account Expertise

The Genesis of Our Journey

BY: Steven Brahney

Back in 2002, when Google was just finding its footing, our journey into national accounts began in an unexpected way. Our largest leap came from a national facility manager who, after spotting our prominent yellow page advertisement under "Paving Contractors," reached out to us from a property he was overseeing. This initial engagement led us to manage our very first national account, covering various properties across New Jersey. Given the seasonal nature of our work, the facility manager inquired about my off-season activities. I shared that I would retreat to my second home in Tequesta, Florida, to enjoy the winter months. His response opened a new avenue for our business. Impressed with our work in New Jersey, he proposed we extend our services to about a dozen of his properties in Florida. Recognizing this opportunity, I promptly obtained a Florida contractor's license and arranged for a seal coating tank to be transported to Florida, setting the stage for winter operations. This marked the beginning of our expansion, as I actively sought to cater our services to other national accounts.

By 2003, our portfolio grew by three additional accounts, and by 2004, we pivoted our business model to exclusively cater to national accounts. Fast forward to 2006, our expertise and dedication had propelled us to service national accounts across the entire East Coast, stretching from Maine to Florida.

The Dawn of Nationwide Paving Enterprises: A 2004-2005 Retrospective

In the 2004-2005 season, the landscape of the paving industry witnessed a remarkable shift with the emergence of "National Paving Companies." Pavement Maintenance Magazine started to fill with display ads, signaling a nationwide call for subcontractors to assist in managing client properties across the U.S. It felt reminiscent of the late '90s and early 2000s DOTCOM boom, yet this time, the spotlight was on paving ventures, not tech startups.

How We Began To Grow: Year 2006

My passion for sales and aiding others has always been at the core of our mission. From the very start, as we embarked on this adventure by diving into national accounts, I took the helm of our sales efforts. Daytime was dedicated to relentless sales calls from the office, while my nights, extending at times until the wee hours at 2 AM, were consumed in the coziness of my basement home office. There, I delved deep into client research, crafting marketing materials, drafting emails, and dissecting company backgrounds. By 2006, a recurring theme emerged from my conversations with national facility managers - a widespread dissatisfaction with national paving companies relying heavily on subcontractors. The grievances were consistent - issues with project scoping, scheduling mishaps, pricing confusion, and lapses in quality control. In response to this feedback, April 2006 marked a pivotal shift. We expanded beyond our initial focus areas of NJ, NY, PA, & FL, opting to self-perform projects across the entire East Coast, journeying from Kittery, Maine, to Miami, Florida.

The Turning Point: Navigating Change in 2009-2010

Reflecting on September 2008 might not be everyone's cup of tea. Especially for those of us over 40 and entrenched in the workforce, it's a period that's either etched in memory or one we'd rather erase.

The financial landscape was shifting beneath our feet, causing our outstanding invoices to pile up and payment times to stretch further and further. Our bank began to scrutinize these receivables, particularly noting that some of the companies in question were teetering on the edge of financial instability. With my personal assets tied up as a guarantee on our line of credit, the stakes were incredibly high, threatening not just the business but my family's security. Meanwhile, market forces were pushing prices down, making long-haul trips for projects anywhere from 500 to 1000 miles away financially unviable. I observed a shift in the industry as accounts that previously had "subcontractor restrictions" started to relax those standards, allowing national paving contractors to subcontract due to these same pricing pressures. By 2011, we made a strategic decision to tighten our operational focus to NJ, PA, DE, and MD, adapting to the changing economic and business environment.

Expanding Horizons Once More: The 2015 Chapter

Following a particularly successful period in 2012-2014, we found ourselves inundated with requests from our national accounts, inquiring whether we were open to expanding our services beyond our established territories once more.

In the midst of this bustling time, I received a call from a trailblazer in the national paving industry, someone I deeply admired and considered not just a peer but a friend. He was embarking on a new venture, having recently moved on from a previous non-compete agreement with a leading national paving firm. He saw in us a partner with unparalleled expertise in accurately assessing client properties without the need for on-site supervision, an ability to manage extensive territories, and a seasoned approach to handling national accounts. Our synergy was undeniable: He excelled in securing contracts, confident in our ability to flawlessly deliver on them, and trusted us to address any issues promptly, safeguarding his client relationships and brand reputation. Our agreement was simple and solid, sealed with a handshake – we would collaborate exclusively, avoiding competition over clients. I agreed to halt our national expansion efforts in favor of this partnership. This arrangement thrived until 2019 when his company's acquisition by a private equity firm introduced tensions. Before the acquisition, he valued our full-service capabilities, from project initiation to completion, requiring only paperwork and billing from his team. However, the new owners’ shift in their sourcing strategy for subcontractors conflicted with my vision of an exclusive partnership. Despite an existing handshake deal and the fact we were already servicing national accounts – thereby rendering their three-year non-compete clause irrelevant – I chose to honor our original agreement out of integrity, though not obligated to do so.

Looking Ahead to 2024 and Beyond

As we bid farewell to our non-compete agreement at the close of 2023, I'm thrilled to announce the revival of our national accounts focus.

Our attention will zero in on New Jersey, Eastern Pennsylvania, Southern New York, Delaware, and Maryland—regions known for their dense populations and as the epicenters for numerous national account portfolios.

Not stopping there, we're also eyeing opportunities beyond these borders, aiming for client project expansions. Moreover, we're charting a course for growth into the Carolinas and Georgia by 2025-2026 with our self-managed teams.

Eager to dive back into this market, I look forward to enriching my portfolio with new clients, embarking on a journey of mutual growth and success.

Bridging The Gap Between National Paving Companies & Smaller Local Parking Lot Companies

National Paving Companies:

  • Large geographic coverage area (Entire USA)
  • Large network of subcontractors
  • 1 point of contact for quotes, insurance, W-9 and billing
  • Multiple layers of project and account management
  • Willing to extend 60-120 day payment terms
  • Willing to extend large credit line for invoices
  • Will participate in reverse auctions
  • Technology driven
  • Some have civil engineers on staff to peform project scoping for the projects they are able to visit

  • May be unable to respond to emergency work orders in a timely manner
  • Large time lag for proposals as they wait for the information to come back from the subcontractors
  • Large corporate structure which may create bottlenecks for adjusting pricing, timely response, scheduling etc.
  • Reliance on sub-contractors for scheduling, pictures of work in progress, completed pictures and close out docs
  • Pricing- the high markup on their projects at times exceeds the actual profit the contractor is making who is actually performing the work.  That same markup can be used to stretch your budget dollars
  • No control over the schedule, emergencies or ability to scope a project rapidly as they may have to fly in a company representative from hundreds or thousands of miles away.
  • Reliance on sub-contractors to scope your projects.  You may not be receiving an accurate scope because the sub is not seasoned to properly scope the project.  (ie: garbage in - garbage out)

Local Paving Companies:

  • Ability to deal direct with the owners
  • No expensive markup on top of "market rate" for the exact area work is being performed
  • Ability to respond right away
  • Has direct control over the schedule, equipment and manpower
  • One on one attention

  • May not offer full service (ie: Paving, Pavement Maintenance, Concrete, Assessments, Drainage, ADA)
  • May not want to travel outside a 10-30 mile radius of their office
  • Limited capital (Unable to purchase required materials or extend payment terms)
  • May be slow to respond to quote or work order requests
  • Not seasoned to working in a corporate environment
  • Not experienced in work area protection, safety, traffic control
  • Typically not technology driven so they are unable to interface with industry work order management SAS's, take the required pictures, complete the required close out docs
  • Inability to be seasoned enough to properly scope projects to give facility managers the data they require to make decisions
  • Limited equipment and resources

Fix Asphalt: Your Hybrid Solution - Your Parking Lot & Sidewalk Partners.

"YOU'RE the Focus: Our Every Action Revolves Around Your Satisfaction And Making Your Job Easier"

Our business model is designed to be a hybrid solution between National Paving Companies and Local Service Providers.

Here's what sets us apart:

  • Technology Driven: We are familiar with (and users) of many field work order management SAS's for national facility managers.  Each client has a portal for their properties to view all data on the portfolio we manage for them.
  • Large Self-Performing Service Area: New Jersey, Eastern Pennsylvania, Southern New York, Delaware and Maryland
  • Full Service: We perform all aspect of asphalt, concrete, drainage and ADA for practically any situation a national facility manager encounters from repairing a small 1 square foot tripping hazard infront of a store to complete reconstruction of a asphalt parking lot.
  • Commitment Beyond Completion: Our work doesn't end after twe finish your project. We can conduct bi-annual inspections, identifying and notifying you of any new cracks, catch basins on the verge of collapse or potential life safety liabilities before they become major repairs or a trip and fall lawsuit. This proactive approach saves you money by catching issues early and preventing costly repairs down the road.  We have a maintenance plan as well that provides peace of mind.
  • Deal direct with the principals of the company: No multiple layers of management or approval layers.  When you need answers or services NOW we can help!
  • Expert Scoping: When we scope your project, the data is being reviewed by a nationally recognized industry expert.  Its not a bunch of new hire college kids with iPads or a person scoping that does not understand the underlying issue of what is causing the defect in your asphalt/concrete and more importantly how to propose the proper repair that results in a long term fix.

Are We A Good Fit For You?

Discovering Our Perfect Match: Who We Serve Best
  1. Multisite Portfolio: We target facility managers with a multisite portfolio of properties in NJ, PA, NY, DE & MD
  2. Long Term Relationships: We seek to build long term client relationships that are based on trust, transparency, service, integrity and flexibility.
  3. Value Based Quoting: Because we remove the large markup from national paving companies, in most instances we will most likely be competitively priced.  With that being said, at times where we are not the lowest cost provider we seek to work with facility managers that can see the difference in our quote from other national paving companies and recognize the fact our quote may deliver a scope of higher value
  4. Repeat Business: Currently 80% of our contracts are from repeat clients.  We want to strive to be your preferred contractor for asphalt and concrete.  At anytime we are not delivering the service to maintain this spot we want a client who is open to tell us where we are falling short to allow us to correct.  Honesty and transparency are important to us.
  5. Clients Who Recognize Our Expertise And Listen To Our Counsel: Our sole objective is to provide you with the best possible solutions for each of your projects.

Having outlined our strengths and advantages, it's equally important to identify the types of clients that may not align with our service model.

  1. Low Bid Driven: We don't participate in reverse auctions or target clients who's sole decision criteria is based solely on the lowest price.
  2. High Vendor Turnover: If you are using new contractors each year with no reason aside from searching for a lower cost each year we wont be a good fit.
  3. Effective Communication: We're all managing tight schedules and tackling urgent challenges every day. However, clear and prompt communication is a cornerstone of our mutual success. We pledge our responsiveness to you and, in turn, anticipate the same level of engagement. Whether a team is on-site addressing an unexpected issue or we're in the process of shaping a proposal, having access to timely and crucial information from you is essential for us to proceed efficiently.
  4. Timely Payment Of Invoices: Our commitment to integrity extends to our financial practices. We honor our obligations by promptly paying our suppliers upon receipt and ensuring our team members are compensated on time, weekly. In cases where a prospective client practices delayed payments (Net 45+), requires excessive delays to approve invoices and then re-ages them for payment, or necessitates repeated outreach to resolve outstanding invoices, we may respectfully choose not to pursue future contracts.

Better Data To Drive Better Budgeting Decisions:

Don't settle for a quick "drive thru" pavement assessment performed by a national paving companies subcontractor or inexperienced local pavement company. Choose Fix Asphalt for a comprehensive pavement preservation solution that delivers lasting results.

Fix Asphalt: Beyond the Basic "BID" - Understanding Your Parking Lot's Needs

We understand as a national or regional facility manager you require good data to make informed decisions. That's why our quotes are more than just a number. We take the time to thoroughly assess your parking lot's condition before recommending any services. Here's how our in-depth survey process works:

1. Comprehensive Inspection: Our experienced technician will conduct a detailed inspection of your parking lot, looking for factors like:

  • Overall Pavement Condition: We assess the general health of your asphalt, identifying any cracks, potholes, or signs of deterioration.
  • Surface Issues: We analyze the integrity of the asphalt surface and note any areas prone to water infiltration or cracking.
  • Drainage Systems: We evaluate your existing drainage system to ensure it's effectively directing water away from the pavement.

2. Data Collection:

  • Measurements: We will calculate your parking lot square footage using our AI measuring tool and measure the size and severity of existing cracks to determine the most appropriate crack-filling techniques.  In addition, we will assess any sections requiring asphalt repair, calculate the square footage, and develop a scope for the best repair methods (ie: removal and replacement vs. infrared asphalt restoration)

When soliciting proposals for an office building in my portfolio I contacted three paving companies. had a strong initial presentation from our first site meeting.  A company representative scheduled a meeting onsite.  He then pointed out issues I was experiencing in the asphalt that the other two paving companies did not include on their proposals.  Steven explained if these underground water issues are not repaired prior to paving, the paving job will only last a few years before it begins to crack.  Their solid scope of work, pictures, and report they provided made my job easier to explain to ownership why we wanted to invest the extra budget dollars to do the job the correct way.
