ARE YOUR PARKING LOTS AND SIDEWALKS "READY" FOR ANOTHER BRUTAL DELAWARE VALLEY WINTER?:

  • Most asphalt plants in the Delaware Valley close between December 10th & December 20th for their regular schedule with 2-5 reopening after January 2nd for "Winter Schedule"
  • Most concrete plants operate 12 months a year, however, concrete is best installed prior to the ground freezing
  • Parking Lot Asphalt Sealcoating is completed until October 31st
  • Hot Rubberized Crack Sealing is completed typically until the first snow / ice event where salt gets into the cracks

Important "Life Safety Issues" to inspect and remediate prior to winter:

  • Potholes: Potholes and alligator crack areas are best repaired prior to winter when they will surely grow in size from the freeze-thaw cycle
  • Parking Lot Cracks: Random cracks that are 1/2" or larger are best repaired with hot rubberized crack sealing prior to winter as if left untreated they will begin to form a alligator cracked pattern and will lead to potholes
  • Catch Basins: If the asphalt around your catch basins is beginning to settle or an exterior visual inspection reveals blocks missing or crumbling, the best repair method is to rebuild the block course and install a 18" - 24" concrete collar around all 3 or 4 sides of the catch basin 6" thick
  • Sidewalk Tripping Hazards: Depending on what part of the Delaware Valley your properties reside, if your sidewalk have clay under the concrete you most likely have to contend with slabs moving up & down from freeze -thaw.  If this is the case these areas are best excavated, clay removed, geotextile soil stabilization fabric installed along with new base material compacted to the proper density.  The existing substrates doweled into to prevent the slabs from heaving and causing tripping hazards
  • Emergency Repairs: Have a trusted asphalt / concrete contractor available for any emergency repairs which need to be completed during the winter.
