♿️ ADA Parking Lot Upgrades in New Jersey: How to Avoid Hiring an Engineer and Still Stay Compliant

Did you know you can avoid hiring an expensive engineer or architect to complete simple ADA upgrades to your New Jersey parking lot?

If you own or manage a commercial property in New Jersey, ADA compliance isn't just a recommendation—it’s the law. But many property owners are misled to believe they need to hire an engineer or architect to handle upgrades like curb ramps, compliant striping, accessible signage, and proper slopes for walkways and parking stalls.

Here’s the good news: If you hire a contractor that understands ADA compliance—especially one experienced with asphalt paving, milling, and concrete flatwork—you can get the job done correctly and save thousands.

💰 Save $5,000–$10,000 Instantly by Choosing the Right Contractor

We regularly meet with commercial property managers who’ve been quoted $7,000–$12,000 by engineering firms just to assess their lot and prepare basic ADA compliance drawings.

In reality, a qualified ADA paving contractor can handle this entire process—from field measurements to ADA-compliant layout and execution. The result? You stay compliant without overpaying for engineering plans you don’t need for simple modifications.

📍 Project Profile: ADA Compliance Upgrades in Neptune, NJ

The handicap parking stalls and signage shown here were originally installed in December 1992. While the lot has been restriped multiple times since, you can see the original yellow handicap markings and layout in the photo. Prior to industry-wide changes in 1993–1994, yellow traffic paint was standard for accessible stall striping; today, the specification is white or blue. Additionally, the accessibility signage utilized earlier-generation Engineer Grade, glass-beaded reflective sheeting, which has since been replaced by higher-visibility, code-compliant materials.

A recent ADA upgrade project we completed in Neptune, New Jersey is a perfect example.

  • 🏢 Property Type: Commercial Shopping Plaza

  • 📅 Original Lot Construction: Built in the 1970s

  • 🛠️ Previous ADA Work: Upgraded in 1992

  • 🔁 Recent Work: Full milling and paving project

  • ADA Upgrades Included:

    • New accessible curb ramps

    • Re-striped accessible parking with full-sized van access extended from 4-foot-wide aisles to 9-foot-wide aisles

    • Installed truncated domes for detectability

    • New ADA signage with high-intensity prismatic reflective sheeting, two additional parking stalls, compliant van accessible spaces, and path-of-travel improvements, three new concrete-filled bollards with maintenance-free blue plastic covers to eliminate repainting or rusting.

Because we were brought in before the paving work began, we were able to design-build the ADA improvements in-house, and the client was able to avoid bringing in an architect or engineer, which would have added unnecessary costs and delays.

The result? The property owner saved over $8,000 in professional fees and the parking lot now meets current 2012 ADA standards.

👷 What to Look for in an ADA Compliance Contractor

Not all paving contractors understand the technical requirements of the ADA and ANSI 117.1 accessibility guidelines. Look for a contractor who can:

  • Assess slopes, cross slopes, and travel paths

  • Understand proper ramp geometry and tactile warning requirements

  • Implement concrete sidewalk and asphalt corrections

  • Provide layout, striping, signage, and accessible routes

  • Deliver a finished product that withstands legal scrutiny

Frequently Asked Questions

Q: Do I really need an engineer to upgrade my parking lot for ADA compliance?
A: Not always. If you're doing simple upgrades—like ramps, signage, and accessible parking striping—a qualified contractor can handle it from start to finish.

Q: Will you provide documentation for my records?
A: Yes. We document before-and-after photos, measurements, and scope-of-work to show proof of compliance and improvements.

Q: Can I combine ADA work with a sealcoating or paving project?
A: Absolutely. This is the best time to do it—it’s more cost-effective and allows us to correct grades or slopes before final striping.
