Project Background
The sales cycle for asphalt paving in New Jersey can often be prolonged, influenced by the project's size, scope, and cost. When dealing with non-profits that depend on donations for large capital projects, this timeline can extend even further.
In March 2022, a trustee from St. John Vianney Church contacted us to inquire about asphalt paving for their parking lot in Colonia New Jersey. From our initial conversation, it was clear they were receiving conflicting information from three different paving companies, with significant cost discrepancies. This is where our Blog / Learning Center excels in educating potential clients about asphalt services. The trustee had read articles on our blog that exposed some of the deceptive practices used by other asphalt paving companies. Fortunately, they reached out to us before signing a contract with another company.
The project took two years to receive approval and funding due to its size, complexity, and cost. During this period, we helped maintain the parking lot's safety by filling potholes, even before knowing if we would be awarded the paving contract. We did this simply to assist.
In April 2024, they informed us that they had received approval to proceed with the project.

Upon completion of our assessment, we utilize proprietary software to map out a detailed site evaluation, pinpointing the exact locations for all proposed work, from sealcoating to repairs. This comprehensive approach ensures that the client gains a clear understanding of the project scope, costs, and locations where work will be conducted on their property. Armed with this valuable information, we swiftly move on to crafting a detailed cost proposal, typically dispatched via email on the same day that the project assessment is completed.
Unique Challenges For This Project
The asphalt parking lot was originally constructed without proper grading for the section next to the pre-school and convent. After a rain storm there were very large areas of standing water. With most of the lower parking lot having areas that were practically dead level, the entire bottom lot did not have a single section with a 2% cross or running slope to drain the water. With this issue we knew we had a challenge ahead of us. With leveling off low areas (some with as much as 4" of asphalt) we were able to remove 99% of the puddles in the parking lot. One section would require the addition of a trench drain to be able to remove the standing water.
Schedule was also a challenge as the pre-school had summer session along with a daily mass schedule. In addition, there were afternoon and evening mass services scheduled for two feast days.
Where The Magic Happens (Go-Time!)
Upon finalizing the contract, the project moves into the scheduling phase. We keep our clients informed every step of the way through various communication channels, including email, text messages, and phone calls. For larger and more complex projects, we provide a detailed phasing diagram that can be shared with tenants to outline which areas will be temporarily closed, allowing them to make necessary arrangements for employees and deliveries.
Asphalt Milling:
The asphalt is milled to a specified depth of 1" - 2.5" depending on thickness and drainage. The asphalt millings are legally disposed of at a Class B recycling center for reprocessing. The asphalt is then swept with a broom sweeper to remove any debris.
Asphalt Paving:
A liquid tack coat is applied over the swept surface after milling and then plant hot mix asphalt is installed.

Line Striping & Traffic Signs:
The parking lot striping was striped back to match the original in the church parking lot. The pre-school parking lot had striping that was so faded that we were unable to find a satellite photo of what it looked like prior to milling and paving. We installed a brand new layout to fit the parking needs of the pre-school and the rectory. In addition, all the fire lane striping was brought up to code to meet Woodbridge Townships strict specifications for stencil size and letter fonts.
New bollards were added for parking spaces where snow removal operations had previously knocked down the steel bollards. In addition, we upgraded all the handicap signs on site to the new prismatic reflective sheeting to meet the requirements to the 2012 revisions to the Americans With Disabilities Act (ADA)
