Project Background
We have been servicing this property for Extra Space Storage since 2002. The asphalt in the section we milled and paved was the original asphalt that has been in place since the property was built in the 1990's. In addition, the current roof drains were draining directly into the drive lanes which causes an icing issue in the winter. We developed a solution to have them directly plumbed into the underground stormwater lines to direct the roof drainage directly to the end drainage source and bypass the surface drains.

Upon completion of our assessment, we utilize proprietary software to map out a detailed site evaluation, pinpointing the exact locations for all proposed work, from sealcoating to repairs. Unique Challenges For This Project
The site is open 7 days a week from 6 am to 10 pm, accommodating a diverse range of commercial tenants who frequent the property daily. These tenants include contractors who may be working on various projects, trucking companies that require access for deliveries and pickups, and pharmaceutical representatives who need to visit the site regularly. Given the high volume of traffic and the critical nature of these businesses, maintaining accessibility was paramount. The site also has only one entrance, which posed a significant challenge as redirecting traffic to a secondary entrance was not an option. To minimize the impact on the site's operations and ensure that the tenants could continue their activities with minimal disruption, we strategically planned the work in sections. This phased approach allowed us to keep the site open to traffic for as long as possible. We meticulously coordinated the timing, ensuring that the final paving at the security gate and exit to Route 1 was executed at the last possible minute, thereby reducing downtime and maintaining smooth operations throughout the project.
Where The Magic Happens (Go-Time!)
Upon finalizing the contract, the project moves into the scheduling phase. We keep our clients informed every step of the way through various communication channels, including email, text messages, and phone calls. For larger and more complex projects, we provide a detailed phasing diagram that can be shared with tenants to outline which areas will be temporarily closed, allowing them to make necessary arrangements for employees and deliveries.
Asphalt Milling:
The asphalt was milled to a specified depth of 1" - 2.5" depending on thickness and drainage. The asphalt millings are legally disposed of at a Class B recycling center for reprocessing. The asphalt is then swept with a broom sweeper to remove any debris.
Asphalt Paving:
A liquid tack coat is applied over the swept surface after milling and then plant hot mix asphalt is installed.

Drainage:
The prior roof drains spilled onto the asphalt and would create significant icing issues in the winter, posing a safety hazard for both vehicles and pedestrians. This was particularly problematic during the colder months when the water would freeze, leading to slippery conditions and potential accidents. To address this, we not only corrected several areas of standing water but also installed a new drainage swale designed to efficiently direct water into the site's storm water system. This swale was meticulously engineered to handle large volumes of water, ensuring that runoff was managed effectively. Additionally, the roof drains were plumbed directly into schedule 40 PVC pipes, which are known for their durability and resistance to corrosion. These pipes were then tied directly into the underground storm water system, providing a seamless and efficient drainage solution. Furthermore, we installed a new trench drain in a low spot of the parking lot where water tends to collect. The existing grades in this area did not allow for leveling to promote positive drainage, so the trench drain was essential in capturing and redirecting the water. This comprehensive drainage system not only mitigates the risk of icing but also ensures that the parking lot remains safe and functional throughout the year.
