Project Background
Outback Steakhouse decided in 2018 to mill and pave their existing original parking lot, which had significantly deteriorated over the years. Recognizing the need for a comprehensive upgrade, they saw this as an ideal opportunity to not only improve the surface quality but also enhance accessibility and safety features. In addition to the milling and paving, they felt it would be an opportune time to update the ADA parking stalls, ensuring they met the latest standards for accessibility. This included reconfiguring the path of travel to make it more user-friendly for individuals with disabilities, as well as upgrading handicap ramps and traffic signs to comply with current regulations. During the walkthrough with Outback's Corporate Facility Manager, additional improvements were identified. They requested the replacement of the concrete sidewalks, which had become cracked and uneven over time, posing a potential hazard. Furthermore, they decided to install plastic bollard covers to protect the bollards from damage and enhance their visibility. Lastly, the replacement of a broken storm drain lid was added to the project scope to ensure proper drainage and prevent any safety issues. This comprehensive approach aimed to not only revitalize the parking lot but also to create a safer and more accessible environment for all patrons.

Unique Challenges For This Project
Restaurants such as Outback Steakhouse are open 7 days a week and typically begin serving customers around 11 AM. Due to this constant operation, meticulous scheduling and logistics are crucial to ensure minimal disruption to their business. Additionally, this particular Outback location presented unique challenges as it had only one entrance and exit, and was situated in a residential area where night work was not permitted. To navigate these constraints, we had to employ traffic directors to manage and expedite the flow of both customer traffic and vendor deliveries. This careful coordination was essential to minimize any impact on the restaurant's dine-in services and take-out operations. The project demanded seasoned project management skills to keep all stakeholders, from the store manager and district manager to the corporate facilities director, consistently informed and updated on the project's progress. This level of communication and coordination was vital to ensure the smooth execution of the project without compromising the restaurant's daily operations.
Where The Magic Happens (Go-Time!)
Upon finalizing the contract, the project moves into the scheduling phase. We keep our clients informed every step of the way through various communication channels, including email, text messages, and phone calls. For larger and more complex projects, we provide a detailed phasing diagram that can be shared with tenants to outline which areas will be temporarily closed, allowing them to make necessary arrangements for employees and deliveries.
Asphalt Milling:
The asphalt is milled to a specified depth of 1" - 2.5" depending on thickness and drainage. The asphalt millings are legally disposed of at a Class B recycling center for reprocessing. The asphalt is then swept with a broom sweeper to remove any debris.
Asphalt Paving:
A liquid tack coat is applied over the swept surface after milling and then plant hot mix asphalt is installed.

Line Striping & Traffic Signs:
The parking lot striping was striped back to match the original parking lot layout.
In addition, we upgraded all the handicap signs on site to the new prismatic reflective sheeting to meet the requirements to the 2012 revisions to the Americans With Disabilities Act (ADA)
ADA Upgrades:
As part of the ADA upgrades the parking stalls were relocated to the other side of the parking lot, new depressed handicap ramps, compliant path of travel not to exceed a 2% cross slope and handicap traffic signs with high intensity prismatic reflective sheeting.
Concrete Sidewalk Replacement & Plastic Bollard Covers:
The parking lot striping was striped back to match the original parking lot layout.
In addition, we upgraded all the handicap signs on site to the new prismatic reflective sheeting to meet the requirements to the 2012 revisions to the Americans With Disabilities Act (ADA)
