This shopping center owner had discovered potholes during a walk through and wanted to have them repaired to prevent damage to customers cars.  Our property owner client engaged us to provide a same day proposal and schedule the work.  Our typical turnaround time on these types of repairs is usually 72 hours.

Where The Magic Happens (Go-Time!)

Infrared asphalt restoration is the key to helping us perform these projects efficiently and effectively. This advanced technology allows us to heat the existing asphalt to a workable temperature, enabling us to seamlessly blend new asphalt with the old. By doing so, we create a smooth, durable repair that is virtually indistinguishable from the surrounding pavement. The entire process is incredibly fast, allowing us to make each repair in less than 20 minutes. Once the repair is completed, the area can be opened to traffic immediately, minimizing downtime and disruption for our clients. This rapid turnaround is particularly beneficial for busy locations like retail stores, where maintaining accessibility and safety is paramount.

 

The Process:

 

The asphalt heater is positioned over the repair area and heated to a precise temperature of 350 degrees Fahrenheit. This high temperature ensures that the existing asphalt becomes pliable and workable. Once the asphalt reaches the desired temperature, a specialized rake is used to scarify, or roughen, the old asphalt surface. This process creates a textured base that allows for better adhesion of the new material. Fresh hot mix asphalt is then carefully added to the scarified area and meticulously graded to the proper level, ensuring a smooth and even surface. The new hot mix asphalt is subsequently compacted into the prepared seam, forming a strong thermodynamic bond between the old asphalt, the new asphalt, and the surrounding pavement. This bond is crucial for the durability and longevity of the repair. Once the compaction process is complete, the area can be opened to traffic immediately if necessary. However, we generally prefer to keep the newly repaired patches blocked off for an additional 30 minutes to ensure optimal curing and stability. This extra time helps to guarantee that the repair will withstand the demands of daily traffic and environmental conditions.

What Are The Risks Of Having The Wrong Pavement Contractor Perform Your Infrared Asphalt Restoration?

All infrared asphalt repair companies offer "infrared repairs" but there is many differences once you dice deep.

We prefer to use a DOT I-6 hot mix asphalt for our infrared repairs.  We feel the I-6 mix provides a more durable repair and fuses the edges together more thoroughly. 

Some infrared companies will use a DOT asphalt with larger stone or recycled asphalt.  Both of these products can produce a patch that ravels prematurely and will not last long term.  It is very difficult to obtain compaction and bonding of the patch edges (the weakest point of the patch) using asphalt mixes with larger stone or recycled mixes.   

Our preferred asphalt to make the repairs with is a NJDOT I-6 or NJDOT I-5 modified to a driveway mix with more fines and less stone.

   

The pictures above are examples of poorly installed infrared repairs.  After 1-2 snow storms the patches will be scraped off and wind up in your snow piles.  

 

How Much Does Infrared Asphalt Repair Cost In New Jersey?

However, it's important to note that most companies also impose a minimum charge to cover mobilization expenses, which typically ranges from $1,500.00 to $2,500.00. This mobilization fee accounts for the costs associated with transporting equipment, setting up the worksite, and preparing for the repair process. For example, if you only require two heats, the total cost may still fall within the $1,500.00 to $2,500.00 range due to these minimum charges. This ensures that the company can cover its operational costs while providing high-quality service, even for smaller projects.
