What is Pavement Management?

Pavement management offers the potential for improved parking lot conditions and reduced pavement maintenance costs, simultaneously! Many companies, with a backlog of maintenance and constrained funds, will find this idea too good to be true; but the concept is tested and proven. The key is in maintaining parking lots in good condition (at a relatively low cost) rather than allowing pavements to deteriorate to the point where extensive rehabilitation or reconstruction becomes necessary. Every dollar spent NOW, will save $4.00 a square foot later.

The most difficult part of pavement management is getting started. Once the methods are familiar and the data base is established, a three- or five-year program is easily established or updated. And after the benefits of pavement management have been demonstrated, it is possible to refine the process for more cost-effective decisions.

How are program works:

We can manage your parking lots from 1 – 1,200 sites, anywhere in the country. We utilize two different engineering software programs to manage your pavements. We can visit your parking lots yearly or bi-yearly and submit reports for your review to help asssit you in budgeting and asset evaluation.

How are system works:

Site Evaluation:

A site evaluation is executed by visiting the site and performing take off measurements. All of these measurements are entered into our database in the field. Along with the measurements we will take digital photographs, perform rough sketches from aerial photos, check grades, inspect areas of base failure, inspect storm drains, ADA Handicap Areas, Concrete Areas and look for any potential liabilities. If permitted to do so, we may core drill areas of base failure to try to determine the depth of the problem.

Report Generation:

Once the site engineer arrives back at the office, all of the pertinent information will be entered into the pavement management database along with a GIS Site Map that will be color coded. A site evaluation will be generated with all of the information collected in the field along with digital pictures. These site evaluations are extremely comprehensive and sometimes are more than 15 pages long. Included with the site evaluation will be professional recommendations, budgeting numbers, “what if” scenarios. This comprehensive report will assist you with not only budgeting but will give you an entire forensic analysis of your parking lot.

Presentation:

The report will be presented to you and the site engineer will be available to answer any questions you may have and will be able to go over the different options you have available.

Execution:

If you choose to move forward with our recommendations, we can show you how to get the system started.

Follow Up:

The system will be monitored on either a yearly or bi-yearly basis to monitor its effectiveness. Depending on the pavement, the system can be updated and modified on a yearly basis.

Our Pavement Evaluation starts at $750.00 per site. Pricing is based on size and quantity of locations. If we are performing the maintenance work, in some instances the cost for the site evaluations will be waived.
