ATTENTION: Some National Service Providers (NSP´s) like to lay it on thick when it comes to Sub-Contractors:
Some NSP´s have some really cool “buzz words” for sub contractors. They fancy the name up and use misleading phrases to lead you to believe that they are “self performing” your projects. The truth of the matter is a “1099 Sub-Contractor as outlined by the Internal Revenue Service” is a “Sub-Contractor”, no matter how you classify them. Even more disappointing is that most provide “Sub-Standard” workmanship, which is the reason they are not “Prime Contractors.” Sadly, a majority of the time, by the time the sub contractor completes the contract, the workmanship and scope of work has changed significantly from what was proposed or what more importantly you have paid for!

In 2002 while performing local pavement maintenance projects in New Jersey for national companies such as Boston Market, Public Storage, Honda, Burger King, Taco Bell and Extra Space Storage, a facility manager from Taco Bell had conveyed how much more professional Brahney Pavement Solutions was versus other vendors he dealt with across the country. The facility manager just asked what most contractors would consider a simple question and what many if not all would fail to see the true potential of; “Would you guys consider traveling out of state to complete work for us?”
Steven Brahney being forward thinking, true visionary and obsessed with customer satisfaction, without skipping a beat, said “Would it make your job easier just to deal with us instead of dealing with 20 different contractors?” The facility manager replied with, “Yes”
That afternoon after the conversation with the facility manager Steven Brahney spent a good part of the afternoon driving around reviewing the quality of workmanship that was being completed on properties that were owned / managed by national companies. What he saw was workmanship which was mostly far below even the minimum industry standards. More surprisingly, when speaking with facility managers he found out that several did not ever visit the properties to verify the scope of work or completed workmanship.
Armed with this knowledge, Steven Brahney decided to &@8220;go to work on” his new business model:
Many Companies Are Attempting To “Copy” Our “Self-Performing” Business Model- They Are Still Using Sub-Contractors:
In 2005 a handful of National Paving Companies have entered the market place with their “sub-contractor” business model. These business models rarely produce the results promised to the customer. A typical scenario is below:
Unlike dealing with National Service Providers- Our communication is seamless with up to date schedule confirmation:
- Call NSP for scheduling question
- NSP Calls striping sub-contractor to get schedule update (Striping contractor is a owner / operator- doesn´t return calls till he returns from work that day)
- Store Manager and power washing contractor call corporate office again inquiring about schedule to see if they can power wash the sidewalks tonight
- Facilities Management calls NSP again
- NSP still has no schedule confirmation
- Facilities Management is told if power washer cant schedule for tonight that there will be a $500.00 remobilization
- Facilities Management tells power washing vendor to proceed with scheduling
- 2:00 AM- Power Washing contractor arrives at store to find striping contractor almost complete with striping, yellow curbs are still wet with paint
- 2:10 AM- Both power washing contractor and striping contractor are calling 24 hour emergency call center awaiting on instructions
- 2:20 AM- On call facility manager gets phone call at home
- 2:22 AM- Facility Manager calls NSP - “Thank You for calling Jack-Of-All-Trades Facilities Services our offices are now closed. Please leave a message in our general mail delivery box and we will return your call on the next business day”
- 2:25 AM- You call your sales reps cell number from Jack-Of-All-Trades Facility Services - “The phone goes right to voice mail”
- 9:30 AM the following morning- The striping sub-contractor calls the NSP to see what store he called about for scheduling the day before
The fact of the matter is simple: you can´t pay $0.13 sq ft for a national seal coating contract, have a national paving company try to find a sub-contractor to do the job for $0.06 sq ft and believe that you are going to get the same quality and service life from a $0.06 job that you paid $0.13 for. All while the national paving company has never even stepped foot on the job to verify the scope of work the sub is relaying back to them, the actual quantities of work performed and the quality of the finished project. A one coat spray application will last long enough for the national paving company to get paid and the subcontractor to get his check, however, how about the unsuspecting facility manager who is stuck explaining the poor quality workmanship to corporate during a walk through with the V.P. of Operations 90 days later when the sealer wears off the parking lot.

- Market Specialization: We seek to establish relationships with Property / Facility Managers who manage a large portfolio of commercial and / or industrial properties to include: shopping centers, industrial parks, strip malls, distribution warehouses, convenience stores, gas stations, self storage facilities, big box retail stores, chain restaurants and any other multi-site portfolio. Does this mean that if someone passed on our literature to you and you only manage one property that we aren´t interested in your work? Absolutely not! Some of our largest prospects on our Bulls Eye List manage only a single property, it just happens to be a 4 million square foot corporate campus. We will service a single site portfolio, we just happen to target larger multi site portfolios as part of our growth strategy.
- “True” Self Performing Business Model: This is what truly puts us in a league of our own. If we require a subcontractor to complete an aspect of a project due to a scheduling conflict, a service we do not provide in-house, emergency etc we contract with them on an “Install Basis” only. We furnish all materials and the entire project is supervised by a Project Manager to guarantee the project is completed to meet / exceed the scope of work provided to the client and the correct quantity and quality of materials are installed. On average, less than 10% of our projects a year require a sub-contractor to perform.
- We Are “True” Problem Solvers: Got problems? We have solutions! We are a solutions based company and are committed to helping our clients solve all of their pavement problems. In addition to our in-house staff, we deal with a network of Civil Engineers along the entire East Coast who can assist us with unique projects that require an Engineering Plan / Survey.
- Communication: We are committed to establishing clear lines of communication from the time your estimate request is submitted to the final completion and signing off of your project by your on site management. You will find our communication second to none in not only our trade but that of others you deal with on a day-day basis. We seek new technology and process´s all the time to help improve communication throughout our projects with all parties involved.
- Commitment To Customer Satisfaction: Many companies can talk the talk when it comes to customer satisfaction, but few can actually execute it. Most contractors use “100% Customer Satisfaction” as a way to get their foot in the door, then when they are finally in they seem to quickly forget how they got there. We are “Truly” committed to customer satisfaction. We have what we refer to as a “2-A Policy”, in short, if a Sales Representative / Estimator has made two separate attempts to rectify an issue with a customer and they are unsuccessful, the CEO / Managing Director is then brought in as an intermediary to help solve the issue and ensure the customers 100% satisfaction.
