Home :: National Accounts:
Do you manage a portfolio of 1 – 1,200 commercial / industrial / retail properties?

Are you finding this to be your current frustration?

“I am tired of getting ripped off by asphalt contractors”

“I am tired of having to find 10 different contractors to serve my region”

“I am tired of seal coating the same areas year after year due to sub-standard workmanship”

“I can never get a hold of my asphalt contractors, how can they operate a business with a cell phone that is disconnected more than it is in service”

“I am tired of getting bids that look like they were scribbled on a napkin”

“How can a contractor not have e-mail”

“Are there any asphalt contractors that are interested in establishing a long-term relationship versus just making a ‘quick buck’?”

  • Have you turned to a “National Service Provider”, but have been disappointed with the results of their work?
  • Are you finding it more difficult to establish a relationship with a QUALIFIED pavement maintenance contractor?
  • Are you tired of having to deal with several different pavement maintenance contractors to service work in a multiple state territory?
  • Does the quality and integrity of your completed pavement maintenance work vary from contractor to contractor?
  • Do you constantly have to travel your territory to inspect “sub-standard” workmanship that requires a multi-item punch list?

Here is how our National Service Program Operates:

Currently our service area includes the entire east coast west to the Mississippi River. On occasion, we have traveled outside this area for clients that are in our Preferred Clients Group. In the future as our business model expands, we have plans to cover the entire United States as we acquire new national accounts.

When we receive your request for proposal:
  • We will analyze your account to make sure it is a good fit for our business model.
  • Depending on the geographic area you are requiring bids for and the quantity of bids, we may require a “retainer” for our site evaluation services.
(notation: The reason that most National Service Providers (NSP) will not require a retainer when traveling all over the country to measure your projects is because most, if any are not “physically” performing the site evaluations, but rather relying on sometimes “unqualified” sub-contractors to perform the site measurements. If a parking lot needs to be resurfaced, and the” NSP” sends the request to a contractor who only performs seal coating and that company submits back a report that the parking lot is able to be seal coated, how is this benefiting your company when you waste $5,000.00 seal coating a parking lot which needs to be resurfaced with 2” of asphalt?)
The retainer is credited back towards the contract in full if we are awarded the project. The retainer is used to cover travel costs, airfare, hotels, administrative expenses, fuel, rentals vehicles, etc., in the event that we are not awarded the contract.
  • We will submit to you a schedule of when an estimator from our company will tour the projects to perform take off measurements and perform a site evaluation.
  • We will submit to you a cost proposal, recommendation, digital pictures, the most comprehensive site evaluation available today, scope of work and proposed schedule.

Operations:

Our corporate headquarters is located in Hillsborough, NJ. We have regional offices located in Swedesboro NJ and Rising Sun MD. Our long term strategic objective is to relocate our corporate office to Swedesboro NJ where we have plans to construct a 20,000 sq ft corporate campus to grow our National Operations from.

We operate hub facilities from the following locations: Worcester MA, Flemington NJ, Egg Harbor Twp NJ, Long Island NY, and Jupiter FL. These locations are not “staffed” full time but are used to warehouse equipment / materials for when we perform work in these areas.

Our Hillsborough NJ, Swedesboro NJ and Rising Sun MD offices are “staffed” full time, 12 months a year.

Brahney Pavement Solutions “self-performs” 75% – 80% of the contracts we service. The exception to this is if the project is too small to warrant the mobilization cost (ie: fix a pot hole, repair a concrete car stop etc), the project is too small and Is outside our normal working radius or we receive a request for a service we do not provide or have the equipment to provide (Pavement Reclamation and Fabric Installation)

How We Differ From National Service Providers:
  • 75% - 80% of our work is “self-performed”
  • When we need to hire a sub-contractor, we use a list of “pre-qualified” contractors whom we have performed an informal background check (Internet), received evidence of adequate insurance coverage, we have them sign a contract, they must submit executed lien waivers prior to payments and all work is inspected upon completion to insure that it meets our high levels of quality
  • All work is supervised by a quality control supervisor (QCS) from our company
  • Regardless of weather we are self performing the work or using a contracting partner, we develop the scope of work and visit the site prior, during and after completion. Most National Service Providers simply call a contractor out of the yellow pages, ask them to visit the site and report back to them what they feel needs to be done and then this information is submitted to the customer. How can this insure quality and uniformity?
  • We award the work to our contracting partners on a “Unit Price” basis which we have developed which is fair to the contractor and allows them to make money. Most National Service Providers engage in what is known as a “reverse auction”, where several contractors continue to bid against each other lower and lower until each one is knocked out and only one contractor remains. In situations such as these, the National Service Provider is sometimes making more money off the project than the actual contractor performing the work. In a situation such as this:
    • What type of contractor do you think they are dealing with?
    • What do you think the project is going to look like when it is complete?
    • How long would you expect the project to last?
    • Do you think the National Service Provider will be able to get the contractor to return if there is a problem?
    • What would your expectations be in a situation such as this knowing all of these facts?
  • QUALITY / COMMUNICATION / FOLLOW-UP / INTEGRITY

How We Differ From Local “Mom-Pop” Pavement Maintenance Contractors:
  • We are a technology based company which you will find “seamless” to do business with, especially if you are accustomed to today’s latest technology. Our web site, office and field technology is updated every month. In the near future, our website will serve as your “property maintenance database.” You will be able to log into your account on our web site and review or print report s of all services that have been performed at your sites, future budgeted services, pictures, site evaluations etc, all to simplify your job as a facility manager.
  • You will be assigned a project portfolio manager who will work closely with you and your field management to insure that your projects are completed on time, on budget and without complications.
  • QUALITY / COMMUNICATION / FOLLOW-UP / INTEGRITY
  • We embrace the principles of Total Quality Management (TQM) and the Continued Improvement Process. These principles are the backbone to our business model.
  • When dealing with a local pavement maintenance contractor even attempting to find a contractor to fill a pot hole in your parking lot could be an entire day fiasco. Picture this scenario: You receive a call from a site manager that you have a pot hole in the entrance that someone has already tripped in. You go to yellowpages.com and search under paving. You find three local contractors and call them.
    • Contractor # 1 tells you that they are “too busy” to fill a pot hole. Maybe in a few weeks when work slows down or they need the money.
    • Contractor # 2 tells you that their husband does all the pricin’ and he’s out workin’ with the men. He might be able to give you a price this weekend when he isn’t workin’
    • Contractor # 3 tells you they could get out there at the end of the week, but he “aint waitin’ 30 days to get paid”. He needs a check at the project when he is done.
