There are 18 weeks left to the 2017 seal coating season of which 16 are ideal and recommended by asphalt coating manufacturers for the Delaware Valley.

That may sound like a lot of time, however, in the big scheme of things it isn't for several reasons. First, professional seal coating contractors are in demand, and by August most of their schedules are full to the end of the season. Weather plays a large part in scheduling and completing seal coating projects. Extended periods of rain will delay plans and if your project can only be completed on certain days, for instance, Saturday & Sunday, it further hampers the ability to plan it.

Being in the seal coating business for over 25 years I have watched every Fall as property managers try to cram in last minute projects. At the same time, I have witnessed greedy contractors promise them the world only to see the same projects after winter with all the pavement sealer worn off the asphalt from a substandard application in weather that is not conducive to seal coating.

Why Summer is the BEST time to apply pavement sealer:


1.) It's HOT!- In layman's terms- pavement sealer cures best when it is warm and sunny throughout the day
2.) Extended Work Day- With extended daylight hours more work can be completed per shift
3.) Overnight Temperatures- Because the overnight temperatures stay well above 60 degrees, the pavement sealer cures better when the surface has to be opened to traffic the following morning or striped overnight. Less impact on the sites operations/tenants.
4.) Cost Savings- With the longer work days your seal coating contractor can "group" jobs togeather and pass the savings onto you. Keep in mind once September 1st hits most contractors not only stand firm on pricing but will also raise prices in response to supply and demand. A seal coating contractor who is "starving" for work in September most likely does not have sufficient back-log for a particular reason.
5.) Warranty- Most reputable seal coating contractors will NOT warranty a seal coating application applied after October 15th or in areas of extended shade. By applying the pavement sealer in the summer, you can rest assured a reputable contractor will offer a minimum warranty of 1 year. For squeegee applications or high-performance seal coatings products such as Gem Seal Poly-Tar, Maintenance Inc J-16 or Neyra Jennite, approved applicators will offer a 2-3 year warranty on sound asphalt pavement.
