Why do many asphalt resurfacing / paving projects not reach their maximum life expectancy?  

The simple truth is most projects fail because there was never a solid scope of work developed.   

To make sure you receive a solid scope of work you need the following:

  • ASPHALT CORING: The asphalt parking lot must be cored to determine the thickness of the asphalt and sub-grade and the composition of the soils beneath the sub-grade
  • SCOPE OF WORK: A solid scope of work is needed which takes into consideration the current asphalt condition, the current sub-grade condition, the life expactancy and your budget.
  • SITE EVALUATION REPORT: A site evaluation is typically 10-30 pages and consists of pictures, video (Digital Site Evaluations), recommendations and budget numbers in a menu format outlining a Good - Better - Best plan 
  • PREVENTATIVE MAINTENANCE PLAN: After you spend $250,000.00 to properly engineer your paving project to last 20 years don't drop the ball at years 2, 3 and 4 where the asphalt will begin to oxidize and weather.  Make it a priority to set up a preventative maintenance plan for asphalt seal coating on a 3 - 5  year rotation specifying a durable 1st coat squeegee - 2nd coat spray application for the longest lasting application begining 12-18 months after installation

Most paving projects begin to fail 2-5 years after installation simply because a solid scope of work (Game Plan) was never developed.
